Screening criteria

We screen every applicant against the same standard, in compliance with the Fair Housing Act:

• No prior evictions

  An eviction on record from any prior rental is a disqualifier.

• 600 minimum credit score

  Soft pull through Hemlane — no impact on your credit.

• 2.5× monthly rent in gross income

  Combined household income across all applicants counts. Pay stubs or offer letter accepted.

• Background check

  Standard criminal background screening per fair housing guidelines.

Pet policy

• Pets allowed
• $250 non-refundable pet fee at move-in (one-time)
• $10/mo pet rent, per pet
• Service animals and ESAs always welcome — no fees, per fair housing law

What you'll need handy

• Government-issued photo ID
• Two most recent pay stubs (or an offer letter if relocating)
• Previous landlord contact (last 2 years)
• Pet info (breed, weight, age) if applicable
